Hi. This is Geoff Lilienfeld with The Kay-Grant Group. We are Scottsdale Realtors that specialize in Old Town Scottsdale condos, as well as Old Town Scottsdale homes for sale.
Today we're going to take a look at Safari Drive condos, what the market's doing there and what's for sale right now. There are presently 4 2 bedroom condos on the market at Safari Drive it looks like. They are averaging $358 per square foot. You can see that's what they're listed as. You can see that that's a little over what they traditionally sell for.
If we take a look at our 2 bedrooms, it looks like we had 1 2 bedroom sell in July of this year. That was at $326.81 per square foot. We had 1 condo sell at Safari Drive in May at actually only $281.07 per square foot. These are a lot times larger condos, which brings us up to that higher price point. You'll notice that this 2 bedroom was $735,000 at $326 per square foot. These have been sitting on the market a decent amount of time.
You'll notice that this one that sold in July had been on the market for 553 days. The one in May had been on the market for 427 days. In general, we're not seeing a ton of activity over at Safari Drive. Like I said, there are these 4 listed right now, averaging at $358 per square foot, which would look like they're listed just a little bit high.
If we take a look at some of the past data, it does appear that there's a little bit of a downward trend in the sales price from what we saw them selling for in 2015. This could just be based on there are new condo complexes coming up.
We, of course, have Envy that is right down the streets from Safari Drive. The Envy condos are new builds. That project is actually well under way and will be opening phase 1 shortly. That can definitely drive down the price at Safari Drive, but regardless we do definitely see somewhat of a downward trend in price there.
