Hi. This is Geoff Lilienfeld with the Kay-Grant Group. We are Scottsdale Realtors specializing in Old Town condos. Today we're going to take a look at the Scottsdale Shadows condo community.

We'll start off by taking a look at the active listings. We'll notice that there are a total of seventeen condos presently for sale in Scottsdale Shadows. Fourteen of those seventeen being listed as two bedrooms, which is expected, as most condos in Scottsdale Shadows are indeed two bedrooms. We have an average price per square foot for these two bedroom condos of $148.88. Let's come down here and compare to what we've seen these condos actually sell for so far in 2016.

In the first quarter of 2016 we saw twenty-one two bedroom condos sell at an average price of about $127 per square foot. The average days on market to get there were 130 days. If we look at the second quarter of 2016, we will see that there were twelve two bedroom condos that sold at an average square foot price of $120, with an average days on market of almost eighty-seven. Scottsdale Shadows is a community that has probably the most upward trajectory of communities that we've looked at lately in Old Town Scottsdale. The price per square foot since the beginning of 2014 has been going up at a very, very steady pace. This is definitely an interesting community to keep an eye on and to see how it progresses. Based on the numbers that we just looked at for Q1 and Q2 of 2016, it's definitely fair to say that the amount of inventory on the market right now is relatively low.
