Ahwatukee Retirement Village is one of the largest retirement communities in Phoenix.

North Phoenix Retirement Community

Northtown 

North Phoenix is an excellent place for 55+ Communities thanks to its proximity to major highways, amazing public parks, many hiking trails, and shopping centers.

Northtown is one of the most popular 55-plus communities in the Phoenix area. 

Northtown is near State Route 51,  just off Cave Creek and Greenway Parkway.

Palm Lakes Village is a 55-plus community in Phoenix made up of manufactured homes.

How many 55+ Communities are there in Phoenix?

Even though Phoenix was recorded as the fifth-largest city in the country in 2025, there are very few 55-plus communities, not including rental communities, within the city limits.

The majority are found in the West Valley, such as Buckeye and Peoria; there are several in Scottsdale, and, of course, the original active adult community, also in the West Valley, Sun City and Sun City West.

This is largely due to how the area developed over time and where builders have had access to land.

Large 55-plus communities typically require significant acreage for amenities, open space, and residential planning, which is difficult to assemble within Phoenix city limits.

As a result, developers have focused on surrounding areas where larger parcels are available and easier to develop.

In contrast, much of Phoenix proper is already built out with established neighborhoods, commercial centers, and higher-density housing, leaving fewer opportunities for large-scale, age-restricted communities.

Many retirees ultimately expand their search beyond Phoenix city limits to communities in Scottsdale, Surprise, Mesa, Chandler, Goodyear, and Peoria, which are often considered some of the best places to retire in Arizona.

55+ Communities in the Greater Phoenix Area

The Greater Phoenix area includes both the East Valley and West Valley, each offering a wide range of 55+ communities.

Sun City - The Original 55+ Community

Sun City was the first 55+ community in Arizona and is also the largest. 

The Del Webb community has eight golf courses and nearly 30,000 homes. It is also a great place for retirees to live because of its low association fees and property taxes.

Sun City West Active Adult Community 

Sun City West is just over two miles from the original Sun City active adult community.

In Sun City West, residents can drive their golf carts to nearly anywhere they need in the community, including restaurants, stores, and amenities.

Buckeye Retirement Communities

Buckeye is a popular city for 55+ communities.

Victory at Verrado, Sun City Festival, and Sundance are active adult communities to tour if you are searching for a community with impressive golf courses and a wide variety of social clubs.

Goodyear Active Adult Communities

Goodyear is another West Valley city that is home to well-known 55+ communities.

Pebble Creek is a large, gated active adult community with approximately 6,100 homes, multiple golf courses, and resort-like amenities. 

Peoria 55+ Communities 

Adding on to the list of West Valley cities with 55+ communities, Peoria is home to one of the most luxurious active adult communities, Trilogy at Vistancia. 

Located in the inclusive community of Vistancia, which has schools, grocery stores, and all essential services, Trilogy at Vistancia has access to everything in Vistancia, including amenities.

Surprise Retirement Communities

Surprise is home to several 55+ communities, with the most renowned community being Sun City Grand.

Sun City Grand, now known as The Grand, has 9,550 single-family homes and 252 condos. This age-restricted community is 45+ and offers everything from championship golf and dining to day spas and over 60 social clubs.

Scottsdale 55+ Communities 

Scottsdale is a popular place for retirees living in the Phoenix area year-round and for seasonal residents. 

A variety of 55+ housing options are available in Scottsdale, including single-family homes, condos, townhomes, and patio homes. 

The majority of Scottsdale's active adult communities are near downtown.  

Heritage Village in Scottsdale Ranch offers townhomes with fully upgraded interiors, such as new hardwood flooring, custom tiled showers, shaker cabinetry, and fireplaces. Residents also have access to all Scottsdale Ranch amenities, including Lake Serena.

Mesa 55 and Older Communities

Mesa is one of the Valley cities with the largest concentration of retirement communities. 

Sunland Village, Fountain of the Sun, Leisure World, and Sunland Springs Village are all popular 55+communities in the Phoenix area.

Apache Junction Retirement Communities

Apache Junction is a popular city for seasonal residents, with a year-round population of around 40,000 and rising to over 75,000 during the winter months.

Bel Agave, a smaller Apache Junction active adult community, has just over 100 homes, while Roadhaven Resort features over 1,000 lots for park model homes and RVs.

Chandler 55+ Communities

Chandler's primary retirement community is Sun Lakes.

Sun Lakes has five country club age-restricted communities: Cottonwood, Ironwood, Oakwood, Paloverde, and Sun Lakes. This community has several golf courses, cafes, heated swimming pools, health clubs, and driving ranges.

Queen Creek/ San Tan Valley 55 and Older Communities

Encanterra is an upscale 55+ community in Queen Creek with the Encanterra Gold Club as the community hub. Residents are all members of the Encanterra golf club and can upgrade to a golf membership. The club provides concierge services, dining options, a spa, a fitness center, resort-style pools, an art studio, and a culinary studio.

Trilogy at Power Ranch is the premier 55+ community in Gilbert.

This active adult community in Power Ranch is ideal for retirees who value social life. The community has a 27,000 square foot clubhouse, over 300 special interest and social clubs, a championship golf course, extensive sports facilities, hobby rooms, and a full-time activities director.

The sparsely populated Wickenburg is located in the northwestern part of Maricopa County near the Yavapai County line.

This gated active adult resort community is situated along the golf course and is part of the larger master-planned Wickenburg Ranch.
