The oldest neighborhood in Morrison Ranch, Higley Groves, is split into two sections - Higley Groves East and Higley Groves West.

Morrison Ranch comprises several neighborhoods. The following are a few of the featured neighborhoods. 

Higley Groves West

Higley Groves West is situated north of Elliot Road and West of Higley Road. Beautiful, large one-level homes are found in this neighborhood. Homes showcase private courtyards, outdoor fireplaces, attached casitas, game rooms, vaulted ceilings, and gourmet kitchens with solid wood custom cabinets and designer backsplashes.

Windmill Park is located in Higley Groves West and features a children's play area and green space with plenty of shade. This neighborhood also offers a trail that leads to downtown Gilbert, just three miles away; great for hiking, biking, walking, or jogging. 

Higley Groves East

Higley Groves East features an expansive greenbelt that is the heart of the neighborhood with the Lexington Court Playground. In addition to the playground, the park features a basketball court and an ample, open green space. The park's central location is a perfect place for neighbors to catch up. Many two-level homes are found in Higley Groves East. Highly rated Highland Park Elementary is located in the neighborhood as well. 

Homes in Higley Groves East feature sizable living rooms with coffered ceilings and chef's kitchens showcasing stainless steel appliances, granite countertops, tile backsplash, and large islands. Homes in this neighborhood highlight private, serene backyard oases with large covered patios, refreshing pools, and beautifully manicured landscapes. 

Elliot Groves

Elliot Groves has a greenbelt, parks, and shaded playgrounds and basketball courts, just as other Morrison Ranch neighborhoods do. Homes in this neighborhood were built between 2013 and 2017. Houses in Elliot Groves are large one and two-stories and feature wood tile floors, formal living rooms, wood cabinets, recessed lighting, plantation shutters, and multiple loft areas. 

Lakeview Trails

Lakeview Trails is situated behind the Town Center. Lakeview Trails is a very family-oriented neighborhood with two greenbelts stretching a half mile from Elliot to the main trail of Morrison Ranch. Within the greenbelts are several playgrounds, basketball courts, and sand volleyball courts. The main lake of Morrison Ranch is a great place to fish with family and friends, and the main trail leads right into the Town Center. You'll see kids riding skateboards and bikes on sidewalks and streets in this neighborhood. Lakeview Trails' southern section has an area of large, luxury new builds. Because this area is more recent, the playgrounds and greenbelts do not have the shade provided by mature trees.

Homes in this neighborhood were built between 2008 and 2011 and showcase various upscale features. Beautifully maintained homes offer bonus rooms, home offices, Travertine tile, wood plank flooring, wood shutters, gourmet kitchens, large walk-in pantries, spacious family rooms, and majestic primary suites. Outside, these homes boast resort-style pools, built-in barbecues, and fruit trees. 

Higley Estates

Higley Estates features some of the largest, most upscale homes in Morrison Ranch that sit on sizable lots. Many of these lots are 35,000 square feet or larger. Homes in this neighborhood were built from 2004 to 2005, making it one of the oldest neighborhoods in Morrison Ranch. Homes feature gourmet kitchens with raised panel cabinets, unmount sinks, granite countertops, and butler pantries. Open floor plans showcase wood-tile floors, vaulted ceilings, and media rooms.
